VRF / VRV Air Conditioning Systems: How They Work, When They Make Sense and What They Cost

VRF — or VRV if it is a Daikin — is the technology behind most new commercial air conditioning in the UK: one outdoor condenser feeding dozens of indoor units through a refrigerant network, with an inverter-driven compressor giving each room exactly the cooling or heating it needs. Daikin VRV versus generic VRF

Daikin invented the concept in 1982 and trademarked VRV (Variable Refrigerant Volume); everyone else calls the same thing VRF — Mitsubishi Electric City Multi, Toshiba SMMS, Fujitsu Airstage, Panasonic ECOi, Hitachi Set Free, LG Multi V, Samsung DVM. Daikin and Mitsubishi Electric are the premium tier with the longest warranties through accredited installers; Toshiba, Fujitsu, Panasonic and Hitachi are strong mid-range; LG and Samsung compete on price. Heat-pump VRF versus heat-recovery VRF

The first design decision. Heat-pump (two-pipe) systems switch the whole circuit between heating and cooling; heat-recovery systems run both at once and recycle rejected heat, which suits buildings with mixed orientations or IT heat gains.

When VRF beats multi-split — and when it does not

Maintaining a VRF system

VRF carries a large refrigerant charge, so maintenance is partly a legal matter: the F-Gas regulations require logged leak checks — annually for most systems, more often for the largest — and buildings above 12 kW combined output need a TM44 inspection every five years. FAQs

Nothing technical. VRV (Variable Refrigerant Volume) is Daikin's trademarked name for the technology it launched in 1982; VRF (Variable Refrigerant Flow) is the generic term every other manufacturer uses for the same idea. A specification that says VRV will usually be read as requiring Daikin.
Roughly £350–£600 per kW of cooling capacity, supplied and installed, in 2026: a 30 kW small-office system lands around £10,500–£18,000, a 100 kW multi-floor system around £35,000–£60,000. Heat-recovery, long pipe runs and BMS integration push towards the top. For an office fit-out, cross-check at £150–£300 per square metre.
Broadly above five to eight indoor units, or where rooms on the same system must heat and cool at the same time. Multi-split tops out at four or five indoor units, all in the same mode; VRF runs dozens from one condenser over long pipe runs and, in heat-recovery form, cools one room while heating another. Below that scale multi-split is usually cheaper and perfectly adequate.
Almost always. Any building in England and Wales whose air conditioning exceeds 12 kW combined effective rated output must be inspected by an accredited energy assessor at least every five years, and a single VRF condenser is usually above 12 kW on its own. The inspection is separate from servicing and is the operator's legal responsibility.
A well-maintained system typically gives 15–20 years; compressors and fan motors wear first. Because the refrigerant charge is large, the F-Gas regulations require logged leak checks, and skipping them shortens the system's life as well as breaking the law.
