Four reasons to service annually
Efficiency. Dust-loaded filters and a dirty coil force the system to work harder for the same cooling. A neglected unit quietly costs more every hour it runs — with electricity at around 26p/kWh in 2026, wasted consumption adds up across a summer. A clean, correctly charged system delivers its designed output at its designed running cost.
Warranty validity. Manufacturer warranties — especially the extended 5–7 year cover premium brands provide through accredited installers — are typically conditional on documented annual servicing. Miss the services and an expensive compressor failure in year four may not be covered. Keep every service sheet.
Hygiene. The indoor coil is cold and wet whenever the system cools, which makes it an ideal surface for mould and bacteria if filters are neglected. A service includes cleaning filters, coil and condensate tray, so the air coming out of the unit stays fresh rather than musty.
Leak checks. Refrigerant does not get "used up" — a system that is low has leaked. Servicing catches slow leaks early, and for larger systems regular F-Gas leak checks are a legal record-keeping requirement for the operator. Losing charge slowly also means months of poor performance and higher bills before an eventual breakdown.
What a proper service includes
If a visit is little more than a filter rinse, you are not getting a service. Expect the engineer to work through all of this:
- Clean or replace the indoor unit filters and check the fan barrel
- Clean and sanitise the indoor (evaporator) coil
- Flush and disinfect the condensate tray and drain, testing the pump where fitted
- Inspect and clear the outdoor (condenser) unit of leaves and debris, straightening damaged fins
- Check operating pressures and temperature split in cooling and heating modes
- Test for refrigerant leaks at joints and flare connections
- Inspect electrical connections, contactors and current draw against the data plate
- Check pipe insulation, brackets and the condition of the outdoor mounting
- Confirm thermostat accuracy, controls, timers and remote operation
- Record readings and issue a service report for your warranty file

Domestic vs commercial maintenance
Domestic. For most homes, one visit a year — ideally in spring, before the first heatwave — is enough. An annual contract at £150–£300 means the visit happens automatically, the paperwork trail for your warranty stays intact, and you are an existing customer rather than a stranger if something fails in August when every engineer is busy.
Commercial. Business systems work far harder: shop and office units can run all day every day, and server room cooling runs around the clock. Planned preventative maintenance (PPM) contracts schedule two or more visits a year per system, keep the statutory F-Gas leak-check records for you, and prioritise your callouts. For a business, the real cost of a failed system is not the repair — it is the sales floor, dining room or comms rack that stops working.
TM44 inspections. If your building has more than 12 kW of air conditioning, you are legally required to commission a TM44 energy inspection at least every five years. Between visits. You can protect efficiency yourself in the months between services: most indoor units have washable filters that lift out for a rinse under the tap in about five minutes, and a clogged filter is the single most common cause of weak airflow and creeping running costs.
