Cooling a whole warehouse the way you cool an office is almost never the right call — the air volume is enormous, roller-shutter doors dump conditioned air, and heat pours in through the roof. What does warehouse air conditioning cost?
Full refrigerant air conditioning across an entire warehouse is rarely cost-effective. Most UK projects cool the spaces that matter — offices, mezzanines, pick-and-pack stations and temperature-sensitive storage — at roughly £150–£300 per m² of treated area, or £350–£600 per kW for a designed VRF system. The open floor is then managed far more cheaply with destratification or HVLS fans, better ventilation and, where humidity allows, evaporative cooling. A single office or comms-room split is typically £1,500–£3,000; a mezzanine office suite or a zoned pick-pack area often runs into five figures.

Why zoned cooling beats whole-building AC
A distribution warehouse can hold many times the air volume of an equivalent office floor, and much of it sits well above head height where nobody works. Roller-shutter doors open all day, so cooled air is quickly lost, and a large flat or profiled roof gains heat fast in summer. Trying to hold a comfortable set-point across that whole space means huge installed capacity, a heavy electrical load and a running-cost bill that rarely stacks up. Zoning solves it: you cool the offices, mezzanines, packing benches and any goods that genuinely need it, and you manage the bulk of the floor with air movement and ventilation. That is why most warehouse enquiries end up as a handful of split or VRF zones rather than one giant system, much like a fitted-out office or server room.
Heat stratifies — use it
In a high-bay warehouse, warm air rises and stacks up under the roof. On a still day the temperature at ceiling level can be many degrees higher than at the floor. Destratification and HVLS (high-volume, low-speed) fans push that warm air back down in winter to cut heating, and in summer create a gentle breeze that makes staff feel several degrees cooler without refrigerant. They are not air conditioning — they don't lower the actual air temperature much — but for the open floor they deliver comfort at a fraction of the cost and energy.

Energy, F-Gas and TM44
Because you're only cooling zones, running costs stay proportionate — a 2.5 kW split costs roughly 18–23p an hour at around 26p/kWh, and larger VRF zones scale from there; destratification fans are cheap to run and often pay for themselves in reduced heating. Two legal points matter. First, F-Gas certification is a legal requirement for anyone installing or servicing refrigerant systems, and deliberately venting refrigerant to the atmosphere is illegal. Second, most warehouse cooling installations exceed 12 kW of installed capacity, which requires a TM44 inspection at least every five years. Keep systems reliable with a commercial maintenance contract (typically £75–£150 per unit per visit), and remember that as a business the installation may qualify for tax relief — see capital allowances.
