Ducted comes into its own when you are already renovating, want no visible indoor units, or are cooling large open-plan spaces where a single grille layout works cleanly. You don't have to do it all at once
Whole-house cost puts many homeowners off — but a multi-split system can be phased, which is one of the biggest advantages over ducted.
- Fit a multi-split outdoor unit sized for the whole house up front, then connect indoor units room by room as budget allows. The outdoor unit and much of the pipework are the shared cost, so later rooms are cheaper to add.
- Start with the rooms that matter most — usually the main bedroom and living room, which see the most summer discomfort and, because modern units heat too, the most winter use.
- Plan the pipe routes on day one. Ask your installer to leave capped runs or note the routing for future rooms so later work is quick and tidy.
- Budget for the whole plan, book in stages. Getting one quote for the full scheme and one for phase one lets you see both the total and the entry cost.

What moves your whole-house price
Two similar houses can get quotes thousands of pounds apart. These are the variables that matter most on a whole-house job.
- Number of zones (rooms) — each additional indoor unit adds equipment and labour. This is the biggest single driver of a whole-house price.
- One outdoor unit or two — beyond four or five rooms you usually need a second outdoor unit, which is a noticeable step-up in cost and needs siting space.
- Total capacity (kW) — large, south-facing or open-plan rooms need more cooling power. Correct sizing per room matters; a proper survey should calculate it.
- Pipe run lengths and routing — cooling upstairs and downstairs rooms means longer runs, loft routing and more trunking, all adding labour.

What does whole-house air conditioning cost to run?
Installation is one number; running it is another. At the Ofgem price cap electricity rate of 26.11p per kWh (July–September 2026, with the cap set at £1,663 a year for a typical dual-fuel home and a standing charge of 57.19p a day), a typical 2.5kW bedroom split costs roughly 18–23p an hour to cool. The October–December 2026 cap is due to be announced around 26 August 2026; Cornwall Insight currently forecasts a small rise to about £1,709 a year, though that is a forecast rather than a confirmed figure. You rarely run every room at once, so real whole-house summer running costs are far lower than adding every unit together.
A realistic pattern — living room in the evening, bedrooms overnight during a heatwave — often works out at a few pounds a day across the house rather than per room, because inverter units throttle back once a room reaches temperature. The same units also heat efficiently in winter (a seasonal efficiency, or SCOP, of 3.5–4+ means more than three units of heat per unit of electricity), which can offset some winter heating cost. The £7,500 Boiler Upgrade Scheme grant still applies only to air-to-water heat pumps, but from 28 April 2026 a new, narrower route offers £2,500 towards air-to-air systems in England and Wales — limited to homes currently on direct electric heating and installed by an MCS-certified installer using an MCS-certified product, since it is treated as a heating (not cooling) measure. Most fixed air-to-air installations also currently benefit from 0% VAT until 31 March 2027, and modern units run on lower-impact R32 refrigerant as standard.
