VRF/VRV. Variable refrigerant flow systems run many indoor units — cassettes, wall units, concealed ducted units — from shared outdoor plant, modulating refrigerant to each room as needed. Ceiling cassettes. Flush-mounted in a suspended ceiling with four-way air throw, cassettes cover large open areas evenly with nothing on the walls. The standard choice for retail and open-plan offices.

Ducted air handling. Concealed units feed conditioned air through ductwork to grilles, keeping plant completely out of sight — right for restaurants, clinics and premises where aesthetics or hygiene rule out visible units.

Splits. For a single shop, office or server cupboard, a well-specified wall or ceiling split is often the fastest, most cost-effective answer, at close to domestic pricing.

The compliance picture

Commercial air conditioning carries legal obligations that domestic owners never meet. Three matter to almost every operator:

F-Gas record keeping. Businesses operating larger systems must have refrigerant leak checks carried out at set intervals, keep records of every check, repair and refrigerant movement, and use F-Gas certified engineers for all refrigerant work. The records are your evidence in an inspection — a good maintenance contract maintains them for you.

TM44 inspections. If your building's air conditioning exceeds 12 kW of cooling capacity, a TM44 energy inspection by an accredited assessor is a legal requirement, repeated at least every five years. Beyond compliance, the report frequently identifies control and efficiency improvements that repay their cost in energy savings.

EPC impact. The efficiency of installed cooling and heating plant feeds into the building's energy performance assessment. Modern, well-controlled heat-pump-based systems support the rating; obsolete plant undermines it — and this is no longer just paperwork. Minimum energy efficiency standards (MEES) already bar commercial landlords from granting or continuing a lease on space rated below EPC E, and the government has consulted on raising that threshold toward EPC B by 2030, so the cooling and heating plant you specify now can decide whether a building stays lettable. Efficient heat-pump-based systems with good controls are one of the more cost-effective ways to lift a commercial rating.

Maintenance contracts

Commercial systems earn their keep only while they run. Planned preventative maintenance contracts schedule two or more service visits per year per system, keep coils, filters and condensate systems clean through heavy use, and maintain the F-Gas and TM44 paperwork trail. Most contracts also carry priority callout — which is what you are really buying if a failed compressor means a closed dining room.

A planned maintenance contract guarantees the service schedule, keeps the statutory F-Gas and TM44 paperwork in order, and typically buys priority response when something fails. For premises where cooling is business-critical — server rooms, restaurants, food retail — the contract is insurance against lost trading, not just cheaper servicing.
Less than most owners fear, if it is planned properly. A single split or a couple of cassettes in one area is usually a one- to two-day job; a whole-floor VRF system is a phased project measured in days to a few weeks, but the work can be zoned area by area so you keep trading. Commercial installations do not qualify for the domestic 0% VAT relief or the Boiler Upgrade Scheme, both of which are limited to homes.
