Air conditioning smells bad? What each smell means

A musty, dirty-sock smell is nearly always mould on the coil or in the drain. A sweet, chemical or burning smell is a different problem entirely. Here is how to tell them apart, and what it costs to put right in the UK.

A musty or dirty-sock smell from your air conditioning is almost always mould and bacteria growing on the evaporator coil or sitting in the condensate drain — the damp, dark spots the unit can never quite dry out. Cleaning or replacing the filters helps a little, but the smell usually only clears for good after a professional antibacterial deep clean of the coil and a drain flush. A sharp chemical or sweet smell is different: it can mean a refrigerant leak, so switch the unit off and get it looked at. A burning or hot-plastic smell means stop using it straight away — that is an electrical fault until proven otherwise.

Air conditioning doesn't create smells out of nowhere. It either recirculates something that is already growing inside it, or it is warning you about a fault. The smell itself is a decent first clue to which.

The musty smell: dirty sock syndrome

If the smell hits hardest in the first minute after you switch the unit on, and it is that unmistakable damp-gym-kit note, you almost certainly have what the trade calls dirty sock syndrome.

Here is what is going on. Every time the unit cools, it pulls moisture out of the air, and that water runs off the evaporator coil into a tray and out through a drain. The coil is dark, cool and permanently damp — ideal conditions for mould, mildew and bacteria to settle into a thin biofilm across the fins. When the fan kicks in, it blows air straight through that film and carries the smell into the room. We see this most in spring, when a unit that sat idle over winter gets switched back on for the first warm week.

Wiping the filters and vents is worth doing and will take the edge off, but it rarely fixes it, because the problem is on the coil and in the drain where you can't reach. What actually clears it is a professional antibacterial deep clean: the engineer strips the covers, treats the coil with a proper coil cleaner, flushes the condensate drain and clears the tray. One thing worth saying — don't spray household bleach or air freshener into the unit. It doesn't reach the biofilm, it can corrode the aluminium fins, and you end up masking a smell you haven't removed.

Smells that mean stop and get it checked

Most smells are a hygiene job. A few are a safety one, and the response is different.

A burning, hot-plastic or electrical smell is the one to take seriously. Switch the unit off at the isolator and leave it off. It can be a failing fan motor, a scorched control board or wiring, and running it on risks more damage or worse. This is a job for an engineer, not a clean.

A sweet or faintly chemical smell can point to a refrigerant leak. Modern systems use R32, and refrigerant must only ever be handled by an F-Gas certified engineer — that is a legal requirement in the UK, and deliberately venting refrigerant is an offence. A leak also means the unit is losing its ability to cool, so you may notice it is not cooling properly as well. If you smell a rotten-egg or gas odour, treat it as a possible gas leak first: leave the building and call the national gas emergency line before assuming it is the air conditioning. Once gas is ruled out, a persistent eggy smell near the unit is often something organic — occasionally a pest that has got into the outdoor unit.

How to stop the smell coming back

A deep clean gets rid of the smell you have now. Whether it stays gone comes down to a couple of small habits.

The single most effective thing is an annual service, ideally in spring before you start using it in anger. An engineer cleans the coil and drain before the biofilm has a chance to build up, which is far cheaper than waiting for the smell to return. Between services, rinse or vacuum the filters every few weeks in the cooling season. And a habit worth adopting: run the unit on fan-only for ten minutes at the end of a hot day, or use the “dry” setting if it has one, so the coil dries out instead of sitting wet overnight. Because the smell is coming off the coil. While the unit sits idle, mould and bacteria keep growing on the damp fins. The moment the fan starts, it blows air through that layer and pushes the smell into the room in one go. After a few minutes it fades because the strongest concentration has already cleared — but the source is still there, which is why it returns every time you start up.
